Interested Buyers

Aloha Beach is a niche community. Watersports enthusiasts in Colorado don't have a lot of options, which makes this community a rare gem! Inventory in Denver is low and almost non-existent in a community like Aloha. Aloha Beach is near some of the fastest growing communities in Denver (downtown, the highlands, hilo, tennyson and sloan's lake). We are often approached by real estate agents who seek to find an Aloha home for a wanting buyer. Be aware that not all homes in Aloha are created equal.

 

Disclosures

  • WATERSKI MEMBERSHIP: 

    • While all residents have access to the water, ONLY A PORTION of the homes at Aloha have waterski/water sports memberships, and they are deeded with the house. You cannot buy a membership nor can you sell one unless it is sold with the home. Membership homes rarely go on the market. 

    • There is a one-time $7500 owner transfer fee for the waterski club membership to keep it deeded with the house. This fee is non-negotiable and the buyer's responsibility.

    • Only homeowners on the title or direct relatives in-residence can use the membership - GUESTS are always welcome with a MEMBER. 

    • The ski membership can be rented out annually (for the same amount of dues) to other Aloha homeowners if not in use. Your renter will need to use your dock and lift. 

    • Annual waterski club membership dues are paid in February and are currently $4320.35--varies based on CPI. If dues for the year have been paid, buyers will reimburse the sellers for the cost of the membership.

  • Earnest Money $35k.

  • NOTE: All interested buyers should expect to pay over appraisal. Almost anyone who lives at Aloha will tell you they paid over appraisal for their home and it was well worth it! Appraisers don’t always know what to do with niche neighborhoods like Aloha Beach, so they try to find ways to make it like the other neighborhoods nearby—Not possible. Aloha is one of a kind. But don’t take our word for it, come and see for yourself!

  • Valid comps near Aloha Beach are hard to come by for many reasons:

    • First and most important is the fact that there is little turnover in this community and when available the majority of homes never go on the market or MLS (homes not on the MLS are rarely used as comps). Plus, because only a fraction of homes in Aloha Beach come with a waterski/watersports membership, appraisers don't know how to quantify these. Memberships sold at nearby lakes can be $150k and above. THIS HOME HAS A MEMBERSHIP! 

    • Second, even though Denver and surrounding areas have seen tremendous growth and increase in home prices, the homes in the neighborhood directly surrounding Aloha Beach are significantly more modest in nature and do not have the water features. Most local comps can’t compete to waterfront property and a private waterski lake in the backyard. Appraisers can only use comps within a certain mile radius from the home--so more comparable higher priced homes in Sloan's Lake, HiLo, Tennyson and Highlands can't be used. The only similar comps if in range are at Hidden Lake and many of those homes are 15-20 years older and smaller with less land than those at Aloha--There you also pay an additional $100-150k on top of the home price for each water membership. Out of three private Denver metro waterski lake communities, Aloha is by far the best maintained and has the highest reputation. The developers of the community still live here. That says a lot!

    • Third, this is a ranch home with a walkout on a large lot with a great setback, which sells for more and is becoming harder to find in Denver where everyone is building UP, UP, UP! It has unencumbered views of two lakes, the Rocky Mountains, sunrise, sunset and a wildlife rookery. It is the only street in the neighborhood where you don't look across the lake into the homes of other neighbors. Huge privacy! 

    • Our cost per square foot is actually LOW as compared to real estate in comparable neighborhoods just minutes away in The Highlands, Downtown Denver and Sloans lake; where you cannot live directly on the lake, and the waterski privileges are very limited to only a few days a week by a membership lottery only—There are significantly more amenities with our property, while still putting you in very close proximity to downtown, parks, recreation, dining and the light rail. 

    • This home is a lifestyle choice. It's like living at a resort!
       

UPDATE!  Recently a home just two doors down sold with a waterski membership for $1,925,000. Almost 2 million dollars! our home has a significant amount to offer for a much lower price, including updates, a similar premium-lot, unencumbered views and a coveted waterski membership. It and ours are the only ones in years to go on the market

with waterski memberships. 

Additional Comments

  • This house is a great investment--Homes in this community only seem to go up in price!

  • A small kitchen could be added to the basement to create a 3 bedroom/2 bath apartment for rent. Rental income in Aloha Beach for a basement apartment like this could be $3000+ a month in this market. Additionally, we've been advised that the entire home could be offered as an executive rental for at least $6500 per month. (Long-term rentals of 6 mths min allowed by HOA.)

Everyone asks and yes, it had to be something really amazing to tear us away from Aloha Beach! We found a 5.5 acre property on the river near the Collegiate Peaks in the Arkansas River Valley. The plan is to build there and eventually leave the big city! We will trade waterskiing for river surfing. 🏄‍♂️
